One price. The whole environment.

Daily housekeeping and laundry, plus the specialty work most contracts exclude. Priced together, for the term.

The problem

In healthcare, the deferred line item becomes the survey finding.

A standard environmental services contract quotes a monthly rate for daily cleaning. Floor stripping is separate. So is carpet extraction, pressure washing, window cleaning and the deep-clean cycle. Each one quoted, approved and billed on its own.

Every one of those items needs a signature from someone whose budget is already committed. So the corridors wait another quarter. The courtyard waits another season. The cubicle curtains have not come down in a year.

Then a surveyor walks a hallway with dull, scuffed floors and a stained curtain, and the item deferred for eight hundred dollars becomes a deficiency, a plan of correction and a revisit.

What is in the number

The department, complete.

  • Daily resident room cleaning, documented room by room
  • Common areas, corridors, dining rooms, therapy, activity rooms and lobbies
  • Public and resident restrooms and bathing rooms
  • Discharge, transfer and terminal room turnover
  • Isolation room cleaning to your facility's protocol
  • Regulated medical waste and sharps handling, to your facility's protocol
  • Facility linen processing
  • Resident personal laundry
  • Linen par management and monthly linen inventory
  • Scheduled floor care program — auto-scrub, burnish, deep scrub and recoat, strip and wax, carpet extraction
  • Exterior pressure washing — entrances, walkways, corridors, courtyards and waste areas
  • Interior and exterior window and glass cleaning
  • Project and deep cleaning cycles
  • All labor, supervision and on-site management
  • All training, in-service delivery and record keeping

What we supply, and what you supply

We sell labor and management. We do not sell you supplies.

Our contracts cover the people, the supervision, the training and the systems. The facility supplies the consumables and the equipment, and buys them at its own price on its own accounts.

That is deliberate, and it is worth understanding why it favors you. When a contractor supplies chemicals and equipment inside a bundled price, the margin on those items is invisible and the incentive runs the wrong way — nobody is motivated to reduce consumption they are marking up. Because we make nothing on your supply spend, our interest and yours point the same direction. Our supply usage log exists to bring that number down, and reducing it costs us nothing.

It also means the price you are comparing is a labor and management price, cleanly, against a department you are running yourself today.

How the number is built

Priced on staffing, built to your building.

The price is built from the staffing plan: positions, shifts and total weekly hours required to hold the scope in your facility. Not a square-foot rate, not a formula applied to bed count.

If you budget the department in per-resident-day terms, we will build the staffing plan against your PPD target and show you exactly what coverage that number buys — by position and by shift. Where the target does not support the scope, we will say so during the walk rather than agree to it and staff short later.

Benefits

What one number buys you.

  1. 01

    One budget line.

Approved once. Holds for the term. No mid-year requests to the board.

  2. 02

    No change orders.

Specialty work runs on schedule because it is already covered. Nobody has to justify a floor.

  3. 03

No deferred maintenance of the environment.

The work that normally gets postponed until survey week sits on a calendar instead.

  4. 04

    One accountable party.

When the floors, the linen, the pest log and the room turnovers sit with the same manager, nothing falls between two vendors.

Price objection

Is all-inclusive more expensive?

Our pricing is built on staffing, and the staff are already in your building. Including floor care, pressure washing and window cleaning in scope costs comparatively little, because it uses capability you are already paying for and hours we are already scheduling.

Contractors who quote those items separately do so because they have to dispatch a crew that is not there. Ours is.
